We let your flat, turnkey

A flat or house in Prague and the surrounding area. We find and check a tenant and prepare everything for signing the lease and handing over the keys.

Who it is for

  • Owners who want to let without dealing with advertising and viewings
  • Owners who live abroad or do not have time to attend every viewing
  • Landlords who receive enquiries from foreigners and want to talk to them in their language

Why let with us

  • We work only for you. We charge the tenant no fee and do not act for the tenant in the same matter (Section 2450 of the Civil Code). We recommend tenants based on what is good for you.
  • Property Condition Passport at move-in included (otherwise from 1 990 Kč). An independent photo record of the flat’s condition and furnishings. When the deposit is returned, you have proof of the condition in which the tenant took over the flat — it must be returned in the same condition, apart from normal wear and tear (Section 2293(1)).
  • 2D floor plan included. An advert with a floor plan and room areas — applicants see the layout before the viewing.
  • Four languages. Viewings and communication in English, Czech, Ukrainian and Russian; lease and handover protocol templates in Czech and in the tenant’s language. Foreigners make up 26% of Prague’s population (Czech Statistical Office, 2025).
  • No VAT. We are not VAT registered — the commission is final. With a VAT-registered agency the same commission would cost 21% more.

What we do for you

  • We suggest an indicative rent based on listings in the area, photograph the flat and prepare the advert
  • We publish the offer on our website, in our channels (Telegram, Viber, WhatsApp, Facebook) and, by agreement with you, on property portals
  • We reply to applicants and hold viewings
  • We check applicants: identity from an ID document, source of income, a reference from the previous landlord. We ask only for what is needed for the decision and we do not make copies of documents (Art. 5(1)(c) GDPR)
  • At the handover we record the meter readings, the furnishings and the number of keys; you sign the lease with the tenant

What it costs

  • Commission: one month’s rent under the signed lease, excluding service advances. Only the landlord pays it, at the earliest on the day the lease is signed (Section 19(1)). We do not ask for an advance.
  • If we do not find a tenant, you pay nothing.
  • A condition record at the tenant’s move-out (with a comparison) can be ordered separately under the Property Condition Passport price list.

How letting works

  1. Consultation. Online or in the flat. You tell us the rent, lease term and tenant you have in mind. No obligation.
  2. Contract. We sign a real estate brokerage contract. You choose whether it is exclusive or non-exclusive.
  3. Advertising and viewings. Photos, the advert, replies to applicants and viewings.
  4. Choosing the tenant. We present checked applicants and give a recommendation. You decide.
  5. Signing and handover. You sign the lease with the tenant and we hand over the flat and the keys.

Who takes care of your letting

What the law guarantees you

Czech Act No. 39/2020 Coll., on Real Estate Brokerage (o realitním zprostředkování), and the Civil Code protect you. With us this means:

  • We conclude the contract in writing, and it states the flat, the rent and the commission (Section 9, Section 10).
  • If you are a consumer, the contract does not oblige you to let the flat — you may turn down any applicant (Section 14).
  • Exclusive brokerage is agreed for no more than 6 months (Section 17(4)); for a contract of indefinite duration the notice period is no more than 1 month (Section 18).
  • We never hold the tenant’s money — the deposit and the rent are paid directly to your account (Section 4).
  • We are insured against damage; we will show you the policy on request (Section 7, Section 8).
  • If you are a consumer, we may not secure the commission with a bill of exchange or a cheque (Section 16).
  • You may withdraw from the contract within 14 days (Section 1829 of the Civil Code). Within this period we start work only at your request in text form (Section 1828(5)); until the lease is signed you withdraw free of charge.
  • In the advert we state the energy class from the energy performance certificate (PENB) you give us; without the certificate we must state the worst class (Section 7a of Act No. 406/2000 Coll.).
For an ordinary lease we are not an obliged entity under Act No. 253/2008 Coll. — that applies only from a rent of EUR 10 000 per month (Section 2(1)(d)(2)). We therefore do not need copies of your documents.
