From the first meeting to handing over the keys
- Free consultation. Online or on site. You tell us about the property, we tell you the indicative price and the next steps. No obligation.
- Contract. A written real estate brokerage contract stating the price and the commission. With it you receive an extract from the Land Registry.
- Presentation and sale. Floor plan, visualisations, advertising, viewings and price negotiation.
- Transfer. A lawyer or notary prepares the purchase contract. Once the transfer is entered in the Land Registry, you hand over the keys.
What the law guarantees you
Czech Act No. 39/2020 Coll., on Real Estate Brokerage (o realitním zprostředkování), protects you. With us this means:
- We conclude the contract in writing, and it states the price and the commission (Section 9, Section 10).
- You receive a Land Registry extract no older than 3 working days at the latest when signing (Section 11).
- If you are a consumer, the contract does not oblige you to sell the property (Section 14).
- Exclusive brokerage is agreed for no more than 6 months (Section 17(4)).
- You pay the commission only after the sale. The only exception is agreed in writing in the contract in advance: if we bring you a buyer at your price and terms and you decide not to sell, you pay an agreed flat fee for the work done (Section 19(2)).
- We never hold the buyer's money — the escrow (úschova) is held by a lawyer, notary or bank (Section 4).
- We are insured against damage; we will show you the policy on request (Section 7, Section 8).
Before signing the contract, Act No. 253/2008 Coll. requires us to identify you — the first time in person, with an identity document (Section 7, Section 8).
