An independent report on the condition of your flat at move-in and move-out. Dated and timed photos and videos, meter readings, keys, defects, furnishings and a 3D plan. We record facts only.

How it works
- OrderYou enter the address, flat size and preferred date.
- On-site inspectionWe come at the agreed time, inspect and photograph the flat (usually 45–90 minutes). At the end, those present sign a one-page inspection record.
- ReportYou receive the detailed report with photos, videos and a 3D plan electronically, usually within 3 working days. You may send comments within 7 days; we attach them as an annex. Your statutory rights are not affected.
- Move-outAt move-out we carry out a second inspection and prepare a comparison with the first report.

Trial period: the first 10 orders within 2 months of launch get the move-in inspection 20% cheaper — CZK 1,590 (1+kk, 1+1), CZK 1,990 (2+kk, 2+1) and CZK 2,790 (3+kk, 3+1).
Flats 4+kk and larger, houses: individual quote. We are not VAT payers; prices are final. After we confirm your order you pay an advance payment of CZK 990 (credited towards the price); the balance is paid after the inspection under an invoice.

Withdrawal and personal data
As a consumer, you may withdraw from a contract concluded at a distance or off business premises within 14 days of its conclusion (Section 1829(1) of the Czech Civil Code). We carry out an inspection within this period only at your express request in text form (e.g. by e-mail); if you withdraw after that, you pay a proportionate part of the price (Section 1834), and once the ordered service has been provided in full (all reports delivered), the right of withdrawal ends (Section 1837(a) of the Civil Code). We take photos and videos without persons, documents or sound and keep them for 3 years after the tenancy ends, but no longer than 10 years from the inspection.
What the report is not
The Passport records only the visible condition on the day of the inspection. It contains no legal assessment, valuation of damage or expert opinion. We do not provide legal services: we do not advise who is responsible for a defect or how much to deduct from the deposit. In a specific dispute, contact a lawyer (advokát).
