The Passport is an independent annex to the handover protocol (downloadable template: Handover protocol for a tenancy). The parties sign the protocol; the Passport supplies photos, videos and measurements for it.

Every file carries the date and time it was taken and a fingerprint (hash). The fingerprint lets anyone verify that a file presented later is identical to the file listed in the report. Values in this report are samples.
The report records only facts found during the inspection (photos, videos, measurements, description). Scope: visible condition on the day of the inspection; appliances are only switched on, nothing is dismantled, and hidden defects, wall damp and meter accuracy are not examined. The report contains no legal assessment, valuation of damage or expert opinion; the preparer does not provide legal services and does not determine who is responsible for a defect. We record without persons, personal documents or sound; if any still appear in a shot, we cover them before the report is delivered. Please tell us about any error in the report and we will correct it free of charge; this does not affect your statutory rights.
