Myth or fact: the tenant pays for all minor repairs
Myth. A minor repair is capped at CZK 1,500 per repair and CZK 150 per square metre of the flat a year. The landlord pays the rest.

Myth. The tenant pays only for routine maintenance and minor repairs related to using the flat; other repairs are the landlord's job (Act No. 89/2012 Coll., Section 2257). What counts as a minor repair is set by Government Regulation No. 308/2015 Coll. Higher limits have applied since 1 January 2026.
The regulation lists, for example, repairs of handles and locks, replacing switches, sockets and light bulbs, or replacing sink traps (Government Regulation No. 308/2015 Coll., Section 4). Other repairs count as minor only if one repair costs no more than CZK 1,500 (Government Regulation No. 308/2015 Coll., Section 5). Once minor repairs in a year exceed CZK 150 per m² of floor area, the landlord pays for any further repairs that year (Government Regulation No. 308/2015 Coll., Section 6). For a 50 m² flat that is CZK 7,500 a year.
What it means for you
- Your contract cannot change these rules to your disadvantage. Terms that cut a residential tenant's rights are disregarded (Act No. 89/2012 Coll., Section 2235(1)).
- The tenant pays the tradesperson's travel costs, and these do not count towards the limit (Government Regulation No. 308/2015 Coll., Sections 5 and 6).
- Keep receipts for repairs, so that at the end of the year you can show how much you have already paid.
