Licence terms (version 1)
Informative translation; the Czech version is binding.
- Parties. Licensor: 777 PRODUCTION s.r.o., Company ID (IČO) 22247742, registered office Kaprova 42/14, 110 00 Prague 1, [email protected]. Licensee: the business named in the order (with Company ID). The licence is not granted to consumers.
- Subject. The licensor grants the licensee a licence under Section 2358(1) of the Civil Code to use the lease, sublease and accommodation templates listed on this page, in their current version, in DOCX and PDF (service charge statement in XLSX), in Czech and bilingual CZ–EN, CZ–UA, CZ–RU. The economic rights to the templates are exercised by the licensor (Section 58(10) of the Copyright Act).
- Type of licence. The licence is non-exclusive (Section 2362 of the Civil Code) and non-transferable.
- Scope of use (Section 2376(1) of the Civil Code). The licensee may reproduce, edit, fill in, print and use the templates: a) in its own lease relationships and in those it manages or brokers for its clients; b) for at most the number of properties under the package — a property is a flat, a house or a separate unit regardless of the number of tenants and contracts for it; c) by at most the number of users under the package (natural persons acting for the licensee); d) in the Czech Republic, for 12 months from the payment being credited.
- What is not allowed. The templates may not be sold, published (website, social media, storage accessible outside the licensee), offered as the licensee’s own product or sublicensed (Section 2363 of the Civil Code). The licence may be assigned only with the licensor’s written consent (Section 2364 of the Civil Code). Only a completed document for a specific lease may be passed on to a client.
- Contractual obligation. The obligations under point 5 apply as the licensee’s contractual obligation regardless of whether a particular template is a work under Section 2(1) of the Copyright Act.
- Term. The licence lasts 12 months without automatic renewal; renewal is a new order. Documents completed during the licence may be used after it ends; do not create new documents from the templates after the licence ends.
- Fee. Start CZK 3,900, Business CZK 8,900, Portfolio CZK 19,900 for 12 months; company logo and letterhead CZK 1,500 one-off (included in Portfolio). Payment in advance to the licensor’s account. The licensor is not VAT registered; prices are final.
- Delivery and updates. We make the templates available once the payment is credited, via a link in an e-mail under Article 5 of the Terms and conditions; we recommend saving them. We add the logo and letterhead within 5 business days of receiving the materials. If a change in the law affects a template, during the licence we send the updated version to the order e-mail within 30 days of the change taking effect.
- Upgrade. If the licensee exceeds the number of properties or users, it moves to a higher package by paying the price difference; the licence term does not change.
- Liability. The templates are general, reflect Czech law as of the version date stated in the template and do not replace legal advice in a specific case. The licensee is responsible for filling in, choosing and editing the template. Compensation for damage is limited to the fee paid; this does not apply to damage caused intentionally or by gross negligence or to harm to natural human rights (Section 2898 of the Civil Code).
- Errors. Report an error in a template to [email protected]; we will send a corrected version without undue delay, within 10 business days at the latest.
- Personal data. We do not receive or process personal data of the licensee’s tenants and clients; the licensee fills in the templates on its own systems and is the controller (správce) of that data under Regulation (EU) 2016/679 (GDPR). We process the licensee’s data to perform the contract (Article 6(1)(b) GDPR) in accordance with the Privacy policy on this website.
- Breach. In the event of a material breach of point 5, in particular publishing or selling the templates, the licensor may withdraw from the contract (Section 2002(1) of the Civil Code).
- Conclusion of the contract. The contract is concluded under Article 3 of the Terms and conditions; these licence terms form part of the order (Section 1751(1) of the Civil Code) and take precedence over the Terms and conditions. Matters not governed by them are governed by the Terms and conditions and Czech law.
