Buyer's costs
State fees, escrow of the purchase price and the mortgage — what you pay on top of the price.
How we calculate
- Application to register a right in the Land Registry (vklad): CZK 2,000 per application (Act No. 634/2004 Coll., annex, item 120(a)). With a mortgage, an application to register the lien is filed as well.
- No real estate acquisition tax is paid — it was abolished (Act No. 386/2020 Coll.).
- Notary escrow: fee under the notary tariff (Decree No. 196/2001 Coll., annex, item 100), plus 21 % VAT if the notary is a VAT payer. Verification of a signature at a notary: CZK 70 per signature (item H point 2) + VAT.
- Lawyer escrow, property valuation and bank fees are set by price lists — we show the range of price lists with a date; where data is missing, we write “not included”.
