Rent cost for foreigners
What you pay when signing the lease and then every month.
How we calculate
- Minimum = rent price map of the Ministry of Finance; Typical = listings on property portals. Where portal data is missing, we show the price map.
- Services and energy = flat rates under Act No. 151/2025 Coll. (Sections 28 and 32) by number of people — indicative; the landlord sets the actual advances.
- Deposit and contractual penalties together at most 3 months' rent (Section 2254(1) of the Civil Code).
- Estate agency commission only if you have a brokerage contract with the agency (Act No. 39/2020 Coll.); the amount follows the contract.
